Around 600,000 property owners will get their 2025 property assessment notices in the mail starting Friday.

The city updates the assessments every year, which is used to calculate how much they’ll owe in property taxes.

Most of the notices are sent by mail, unless you’ve signed up to receive them digitally.

Residential properties are assessed using the sales comparison approach to value, based on the city’s estimate of the property’s market value as of July 1 of the year prior, and the characteristics and conditions of the property as of Dec. 31.

This latest assessment comes as council has hiked property taxes. The decision was made back in November during council’s mid-cycle budget adjustments.

Combining residential and non-residential properties, the increase amounts to 3.6 per cent overall.
